Just bought a new home? You might want to consider exploring your termite protection options now as it may just save you a lot of stress and heartache down the line. We recently were called to a house that had just been passed in at auction due to the fact termites were found in the front office during a pre-purchase inspection. The home itself is a relatively new, 2 storey home in the Carindale/Carina area, it was valued at $1.2 million and the sellers were disappointed to have take the home off the market while they dealt the termite infestation.
On close inspection, our technician found active subterranean termites in the skirting boards and door frame of the front office and treated with Termidor Foam with plans to return in a weeks time to install a continuous perimeter soil treatment (aka chemical barrier) using Termidor to cut off the termite entry point and prevent any further damage to the home. The home is now back on the market and the sellers are confident to they will be able to sell the home for what it is worth.
The interesting thing here is the owners bought the house 8 years ago with no current chemical barrier in place and on close inspection, our technician found the skirting boards in the office had been “bogged up” to cover past termite damage. The sellers weren’t aware of any previous termite damage which indicates the previous owners simply treated the termite activity and then covered the damage up without installing a chemical barrier. Treating the termite activity will eradicate the termites that are there but without a chemical barrier in place to cut off the entry point, the risk of re-infestation is extremely high. So why take the risk with your brand new home?
So if you are buying or have bought a new home without current chemical barrier protection, we advise the risk of a termite attack is too high to ignore and recommend you consider a termite protection program that includes a current chemical barrier and regular termite inspections. This will give you years of peace of mind knowing your new home is safe from a termite attack.
